How do I pay rent? - how does this work?

When it comes to paying rent, we provide many different options for our tenants.

The following four (4) rent payment options are available:

  • Venmo, Money orders, Checks and Zelle

When is rent due?

Rent is due by the fifth day of every month. If you are late on rent, it is an additional $20 per day

Can I use my security deposit as rent?

No, we do not allow for security deposits to be used to pay rent.

What if I found a new place and am looking to break the lease?

If you decide to move out prior to the end of your lease, there is a one-time 1.5x monthly rent fee to break the lease. You must also give us a minimum of 30 days notice.

What do I do if something breaks?

Please let your property manager know and they will call a professional repairman to come out to fix it as soon as possible. 

What should I do in case of an emergency problem?

Emergency service requests can be submitted to your property manager at (503) 407-4369 (8am-5pm). If there is a life-threatening event outside of these hours, such as fire, or flooding, please call 911.

What are considered maintenance emergencies?

No water or no power

Flooding or a broken pipe

No heat when the outside temperature is below 50 degrees

What if I accidentally break something?

We want to help you avoid any unnecessary fees to your account. Please remember there will be fees for the following: damage caused by you or a guest; if an issue is not reported to us and causes damage

Do I need to be there for an appointment?

In case you cannot be there, we will notify you in advance of a repairman coming and will give him the lockbox code to get into the property. If time permits, our property manager will also be on site to oversee the process.

Can I do the repairs myself?

The smaller items such as air filters, lightbulbs and pest control can be fixed by you, but all major systems, such as plumbing, electrical, heating we will handle.

Can I have someone I know who is a professional, come over to fix it

No. We can't take on the potentially liability of a mishandled repair.

What is expected of me when I move out?

Please look at the following tasks to help ensure that you will receive as much of your security deposit back as possible.

 

General

Please make sure that all personal items, including furniture and trash are removed. If you had pets while living here, please make sure that you remove all pet waste and damage caused by them.

Clean all surfaces, have carpets cleaned and write down any damages or dings you might have had or caused. 

Do I need to pay rent my last month?

Moving Boxes

No. When we sign the initial lease with you, we collect first and last month's rent along with a security deposit. Your last month is already pre-paid. However, if you move out past the expiration of your lease, we will calculate the amount that is owed for those remaining days.

What do I need to return back to you?

Upon the final inspection, we will collect all house keys and mail keys from you.

When will I receive my security deposit back?

We will evaluate the condition of your rental unit, make any deductions necessary to get the place re-rented and send you a check within 30 days.

We will also send you a print out with an explanation of any deductions that might have taken place.
